Plan license & terms of sale

These terms apply when you buy a house plan from WTX House Plans ("we," "us"). By completing checkout you agree to them.
1. What you're buying
You receive a PDF plan set and a non-exclusive, non-transferable license to build one (1) home on one lot from it. We keep all copyright and other rights in the design and drawings. The plans are licensed, not sold.
2. What you may do
- Print and share the plans with the architect, engineer, designer, builder, lender, insurer and permit office involved in building your one home.
- Have a licensed professional modify the plans for that one home.
3. What you may not do
- Build more than one home from a single purchase.
- Copy, resell, publish, upload or share the plans, or any home built from them, as a design or plan set for others to use.
- Present the design as your own or remove our copyright notices.
4. Stock plan: local adaptation required
The plans show a home WTX Development Co. designed for Waco, Texas. They are not site-specific construction documents and are not ready to permit or build as-is. Before applying for a permit or starting construction, you must have a licensed architect, licensed engineer or qualified residential designer in your area review and adapt them to your lot, city, county and state. That review must cover, at a minimum, the site plan, setbacks and zoning, utilities and drainage, the building, energy and fire codes in force where you build, wind, snow and seismic loads, and any HOA or deed restrictions.
Foundation and structural design are not included and must be provided by a licensed engineer for your actual site and soil conditions. The plans were not prepared by a licensed engineer.
5. No warranty
The plans are provided "as is." We make no warranty that they meet the requirements of any jurisdiction or are fit for any particular site or purpose. Your builder must verify all dimensions and conditions on site. To the fullest extent the law allows, we are not responsible for construction performed from the plans, and our total liability for any claim relating to a purchase is limited to the price you paid for it.
6. Delivery and refunds
After payment you are taken to a download page, and your download link works for 30 days. If the link expires or the file won't open, email us and we'll send it again. Because the plans are delivered instantly as a digital file, all sales are final, except where the law requires otherwise or if you were charged in error.
7. Prices and taxes
Prices are in US dollars. Sales tax is added at checkout where it applies. Payments are processed by Stripe; we never see or store your card details.
8. Governing law
These terms are governed by the laws of the State of Texas.
